The Isthmus, something that isn't that new to those property players.


As there are no price listings available, which is the core driver for my previews, thus, you have to be on your own before there's any disclosure upon the property prices for The Isthmus.


The name has a kick in it. However, some people might have problems pronouncing it.


Ismuf, Ithmes, Ifmus... Whatever, it's a Greek word.


Well, it's something refreshening coming up in Kuching. A well-planned CBD. Honestly? I favours it.

2 FOOH! for the location? What the heck? Well, with Curtin Waters coming up, and the whole zone surrounding the roundabout developing rapidly, the water theme park, industry areas, it's a new Permyjaya going around in Senadin in 3 years time. Probably bought the lot around RM220K - RM250K when it was first built, and now, selling it off at RM320K. Good money, isn't it? But indeed, it was on the outer part of the whole housing area, so, there adds another FOOH! for it. Since the agent is so nonchalant, then let's keep it simple too. RM300K and I will take it.

PropertyFella's Verdict:
Honestly, I don't know what are they thinking about. Double storey terraces in Desa Pujut 2 have been selling at similar prices, only to be smaller, and yet to logically think it, Permyjaya's development potential is probably higher, at least within these few years. Anyway, it was of nature that continuous development will occur along Miri-Bintulu Road, even though the trend now is Permyjaya-Brunei areas. So, serious considerations needed. You won't want to drive for 30 mins to your workplace during peak hours from Taman Tunku. But 1800 sq.ft. for double-storey intermediate terrace lot, it's rare nowadays. Something worth a compliment though.

I know I know. I've been condemning Penang's condominiums for all these while. And yet now? I'm giving an exact preview post of it. It's like using my left hand to raise my right hand and slap right into my own face. 

Hey, but there's always a exception for everything in this world, right?

In fact, this is for big property players. But there's no harm to take a look at it, correct?

See? I always have an excuse of making everything seems logic. 

Let's take a look at how the developer describes it:

"Moonlight Bay is a gated residential development that has been recently completed with its OC obtained. Built to an architectural design inspired by the charm of southern European towns, houses are located on several terrace levels to allow each and every resident breathtaking views of the sea."

Property Grumble (Issue No.3)

Boring, boring and further boring property markets.

Condominiums in Kuchai Lama has been hiking like hell for the past 5 years, Dynasty Garden Condominium's of 1000++ sq.ft. which was sold at RM155K back in 2006, was now priced at RM430K for sale, what the heck is that?

Bangsar South, again, you couldn't be able to find anything below RM500K.

Kinrara even, which a condo unit of 1000++ sq.ft was sold at RM270K around 18 months ago, was now sold at RM350K.

And One South Residency, whereby when launched, was priced at RM270 per sq.ft., and now? It's at least RM320 per sq.ft.

Newly tipped hot areas by CEOs and MDs of Malaysia's giant developers, consist of Bangi, Kajang, Iskandar Malaysia, Sepang, and the evergrowing Cyberjaya and Puchong.

Well, if Japan mass rebuilding after the recent disasters, a lot of construction materials, especially plywood will be imported from all countries. With all these high demands, it is believed that property prices will continue to rise. 

Argh. Boring.

Hooyah! PropertyFella is back. And I'm not going to dwell on all these wonderfully-catchy phrases by most developers or websites. 

Luxury condo, designed by Milanese interior designer, Saporiti Italia (which is weird, 'cos you're an Italian, so you got an 'Italia' as your surname? It's a bit alike to Arsene Wenger of Arsenal), 1060 - 1046sq.ft., from RM548K to RM897K.

And you get a rooftop Sky Gym and Sky Gardens with BBQ and private function facilities as well as many other amenities at the Residents Clubhouse such as swimming pools, badminton court, tennis court, sauna and steam room, yoga room, library and a multi-purpose hall. Fully guarded and patrolled.

Worth a buy?

Don't ask me. Ask your pocket. Ask yourself the lifestyle you want. Ask yourself the location you want.

Property Grumble (Issue No.2)

It has been a long, long week.

Tedious sales of properties as well, with hundreds of properties posted up for sale everyday, hundreds of new properties being erected everyday, and it's all launches, launches and further launches.

Before I am taking a few days' leave for a breather away, well, guess I should do some grumbling first.

Just managed to obtain a few pictures in Permyjaya, Miri during a car stroll there. Let's take a look at the first item here. Something that drew my attention. It's a 1 1/2 Storey Semi-Detached house for sale. And it's newly built. I actually liked the design, which differs from most of the delivered homes in Permyjaya. Good compound as well. Suggest you to take some walking around if you're hunting for a home there. As for the pricing, a good guess would be somewhere the least RM315K.


 And there was this recently mass-promoted Carissa Double Storey Terrace from Naim. Well, again, some conventional design, but you can see the copied characteristics in the windows for both the property on top and Carissa. And there are 2 or 3 more rows to be completed. Gosh, is Miri so highly populated?



Furthermore, there is this God-Knows-Its-Name Single Storey with a porcupine-colored roof. And it was hardly resided at all. Not a single car. Not a single soul. If it is to be sold at more than RM200K, guess who is there to be sharked?


And even more from a nearby lane, whereby even facing the outer main road, I only managed to capture one car being around.


And there are these forever-selling Laurelias and Veronicas.


And I wonder why no one have ever thought of getting some commercial properties in, at least a row of shoplots, with some basic grocery stores, kopitiams, restaurants or even a pirated DVD shop will do. Serving a large community there, for those lazy to drive far out to the town for some dinner or grocery buying after a long day back from work. It will be quite a good fortune to earn, right?

Imagine how many more isolated homes in Piasau and Pujut? And yet all these new townships, new homes, and a whole haystack of unsold shophouses just beside the nearly-completed PermyMall, it's just a big pile of wasted bricks and plaster.

And there goes Penang, with all the condominiums unsold, probably more than 50% I presumed, as I previously predicted.

Sometimes, it's just not about building more houses.

Believe me, judging from the front view of the house, you wouldn't be expecting it could be that spacious enough to accommodate the rest of the stuff you see in the other pictures. Well, it's a lot to mention, but whatever you see in the pictures, apart from the main furniture and the LCD TVs, everything fitted in place is provided within the price offered.

4 FOOH!s for a house like this with such price? People must have think that I'm just too stingy to go beyond 4 FOOH!s. Let's move on to my verdict.

PropertyFella's Verdict:
Alright, google it up, and you'll know that Bandar Seri Putra is actually at the very outskirt of Selangor, whereby, in the middle of almost nowhere, it is even possible to get the original empty lot at RM200K. Well, I admit that all the furnishings and design after renovation is quite attractive. But given RM188K in extra, well, I can do it for you as well. So basically it lies with the location factor. In prime areas, I would have just bite my jaw and draw whatever I have in my bank account for this, but this is not. It's not a bad deal if you are really working nearby for long term's sake.
