2 FOOH! for the location? What the heck? Well, with Curtin Waters coming up, and the whole zone surrounding the roundabout developing rapidly, the water theme park, industry areas, it's a new Permyjaya going around in Senadin in 3 years time. Probably bought the lot around RM220K - RM250K when it was first built, and now, selling it off at RM320K. Good money, isn't it? But indeed, it was on the outer part of the whole housing area, so, there adds another FOOH! for it. Since the agent is so nonchalant, then let's keep it simple too. RM300K and I will take it.

Honestly, I don't know what are they thinking about. Double storey terraces in Desa Pujut 2 have been selling at similar prices, only to be smaller, and yet to logically think it, Permyjaya's development potential is probably higher, at least within these few years. Anyway, it was of nature that continuous development will occur along Miri-Bintulu Road, even though the trend now is Permyjaya-Brunei areas. So, serious considerations needed. You won't want to drive for 30 mins to your workplace during peak hours from Taman Tunku. But 1800 sq.ft. for double-storey intermediate terrace lot, it's rare nowadays. Something worth a compliment though.

Property Grumble (Issue No.2)

It has been a long, long week.

Tedious sales of properties as well, with hundreds of properties posted up for sale everyday, hundreds of new properties being erected everyday, and it's all launches, launches and further launches.

Before I am taking a few days' leave for a breather away, well, guess I should do some grumbling first.

Just managed to obtain a few pictures in Permyjaya, Miri during a car stroll there. Let's take a look at the first item here. Something that drew my attention. It's a 1 1/2 Storey Semi-Detached house for sale. And it's newly built. I actually liked the design, which differs from most of the delivered homes in Permyjaya. Good compound as well. Suggest you to take some walking around if you're hunting for a home there. As for the pricing, a good guess would be somewhere the least RM315K.


 And there was this recently mass-promoted Carissa Double Storey Terrace from Naim. Well, again, some conventional design, but you can see the copied characteristics in the windows for both the property on top and Carissa. And there are 2 or 3 more rows to be completed. Gosh, is Miri so highly populated?



Furthermore, there is this God-Knows-Its-Name Single Storey with a porcupine-colored roof. And it was hardly resided at all. Not a single car. Not a single soul. If it is to be sold at more than RM200K, guess who is there to be sharked?


And even more from a nearby lane, whereby even facing the outer main road, I only managed to capture one car being around.


And there are these forever-selling Laurelias and Veronicas.


And I wonder why no one have ever thought of getting some commercial properties in, at least a row of shoplots, with some basic grocery stores, kopitiams, restaurants or even a pirated DVD shop will do. Serving a large community there, for those lazy to drive far out to the town for some dinner or grocery buying after a long day back from work. It will be quite a good fortune to earn, right?

Imagine how many more isolated homes in Piasau and Pujut? And yet all these new townships, new homes, and a whole haystack of unsold shophouses just beside the nearly-completed PermyMall, it's just a big pile of wasted bricks and plaster.

And there goes Penang, with all the condominiums unsold, probably more than 50% I presumed, as I previously predicted.

Sometimes, it's just not about building more houses.

I presumed that Taman Jelita is a bit foreign to all of you Miri-ans. Forgive me if I presumed wrongly. Anyway, it lies just beside Taman Tungku. Probably the end of Miri. But anyway, it's a totally new house.

2 1/2 FOOH!s, this is not a recommendation, this is an evaluation.

PropertyFella's Verdict:
So, RM328K for a 1600 sq.ft. link house, well, this is considered the normal price of most link house in semi-prime areas. But in Taman Jelita? Semi-Detached in Taman Tungku has yet to break the cap of RM400K, whereby in semi-prime areas, it's around RM420K. Glancing at the picture, design's good, but you can see that the materials probably aren't as good. 1/2 FOOH for the location, why? Because it's hilly land. Unlike Senadin areas and a part of Permyjaya, it's unlikely to sink. But RM328K? Reconsider it, dude.

I don't know what have gotten into me. Normally I won't be introducing anything above half a million. But, well, you got to serve for everyone. Everything have its market. House is less than 4 years old, with air conditioners, autogate, alarm, and built-in wardrobe and cabinets, pretty much furnished, right?

1/2 FOOH! for the location, as it's far from the city centre, but, I like it's serenity. There's a lot potential lying around Taman Bayshore, it's just that no one has come up with a development plan worth eye-popping yet. Alright, new 2 1/s storey Semi-D lots has been offered for sale at RM700K, and it's EMPTY. So, don't blame me for upping this property for introduction. It's RM680K, and if you like the environment, like the existing furnishes, then go for it. I would, if it's offered at RM600K. LOL.

Well, a FOOH! for the size, due to the wide car porch in front, compared to all those low cost single storey terraces in Senadin, which aren't exactly low cost. With similar houses of 900 sq.ft. breaching the cap of RM200K coming up from Miri Housing this year, RM228K is, well, considered as a adequate price in Miri. Another FOOH! for the location, because... you can't actually deny that Permyjaya is expanding. Success of the new commercial area? Pending. Anyway, Permyjaya is still non-existent in Google Maps. *Smacking forehead*

Alright, with Miri's property market, a Semi-Detached House with a basic built-up area of 2400 sq.ft, it's at least RM400K and above, unless it's somewhere in the sideskirts. Anyway, the house, which is located in Xiang Xiang Garden, is less than 5 years old and about 5 minutes drive to town center, Morsjaya Commercial Centre, Miri Airport and Merdeka Mall. Not very advanced design, not a very clever choice of paint, but the sell focus is on its size, so, who cares about the design and paint?

And again, a moderate value of purchase.

PropertyFella's Verdict:
RM450K, a standard value for a semi-detached house of this size. Room for negotiation? There's always room for negotiation. Minor renovation and furnishing budget have to be allocated before move-in. Not a bad choice for big families. Could be a very worthy buy in these times if the price can be further reduced. Even terrace houses are now worth the same price in West Malaysia, size halved.

Look down guys, it's the 2nd Picture, the right side of the structure. For the one up there, it's a showhouse. See the pennant with all those colorful flags, well, it symbolizes "SHOWHOUSE". A Semi-D with different designs on each side? Rare.
Greenville, as most people reckoned, it's a part of Senadin. Well-known with modern designs and paint selections, developer Polar Light is at the verge of completing this specific phase. Sold at a price of not more than RM450K I presumed, during its launch less than 2 years ago, and now here it surfaces for sale, RM520K. Scary? Yes it is.

At least I saw some mentioning upon the upper floor's being laminated.

And rarely I gave a 1/2 FOOH!. It's a dilemma though. Considering that the design is contributing to most of the price disadvantage.

PropertyFella's Verdict:
Presuming that 3638 sq.ft. to be the house's walled-in area, it could be less of an argument with the price. Laminated flooring, at least it's a RM3K plus thingy. Design-wise, well, Polar Light is yet to let us down, at least for the one on the right side. To get to all furnishings as seen for the showhouse, it's another RM100K. So, my maximum bid for this property lot? RM485K, take it or leave it.

Senadin, a once commercially-diminished location, now back to the spotlight again with Miri Housing's announcement of Water Theme Park and Senadin Hypermall, alongside with rows and rows and rows of industrial lots and commercial shophouses. And naturally, look up, the price is up there.

But a Single Storey Semi-D selling at RM340K?

PropertyFella's Verdict:
It's definitely a bit highly-priced. However, considering newly established Single Storey Semi-Detached houses selling at over RM300K, well, with this one fully furnished, it can be seen as a bargain. One more point to take note, the TENURE. It's 38 years left. Once it drops below 20 years, the price's gonna drop hair-bristling steep. To me? It would be perfect if sold at RM315K. Well, it still is, considering local Miri market, a good price for a house of such type in such size. Get a valuation done. Senadin's housing prices have flown high, but not yet as valuated for bank loans. Not stated within, but if the house came empty without any of the furniture as observed, one action - Walk Away, dude.

I admit Taman Tunku is a bit of a troublesome. Complicated residential garden, a lot of piling and construction works around, seems old but somehow new, a lil' far from town but not till very far. Well, it's like eating a bowl of chendol and yet occasionally biting up salt grains coming out of nowhere.

And that additional RM888 is even of a headache.

Mentioned only double storey, and observing from the picture, it's either terrace end lot or semi-detached, but whichever is it? Aggravates even my migrain on setting a correct label tags for this property.

Will probably give it another 1/2 FOOH! for the location. But... It's a dilemma.

PropertyFella's Verdict:
Miri's construction focus is starting to trend from Permyjaya towards Kuala Baram instead of Luak Bay and Taman Tunku. Too much residential gardens, too less commercial properties to support the whole population. Merdeka Mall is kind of a failure-in-internal-design thingy. It could be some time before the development focus comes back to the zone, at least the land quality is slightly better than Senadin-Kuala Baram areas. Nevertheless, with that price, of that quality of design and size, it's definitely worth a buy. Taman Tunku is at least still a hot, not exactly hot, warm selection of housing option at the moment. But if you are working in places further up and away from Boulevard Commercial Centre, think twice.

Not much of information giveaway.

No inner photos, no idea upon inside furnishings, no exact mentioning of the leftover tenure, no built-up area size given, thus, one thing that I'm quite sure of, it's that the house plate shows Lot 1557. So, any interested property dudes, go check it out, instead of flocking over in big bulks, please make it more paparazzi-like.

The owner might not like it when I send people over alike Sunday church masses.

It's a 4-FOOH! property. Moderate, with not much of a bargain.
 
PropertyFella's Verdict:
RM550K for a detached house in Pujut 6, basically, it's the location that gears up the price. 4-Way strategic for trips to the city, to Piasau, to Permyjaya and Lutong, Pujut 6 lies in the core of all Miri activities at the moment. It could be just worth RM250K the most 10 years ago. Remember that unless you can accommodate what is shown, you need to fork out at least another RM100K for all BASIC renovations. With extra cash in your pocket, well, the property can be converted to an excellent lot to reside in, in an excellent location.

Every "Detached" house is categorized as a "Bungalow" nowadays. 
Hmm, probably it sounds nicer, and probably it's more classy.

Anyway, for a brand new single storey corner terrace in Lutong, with a built-up area of around 3000 sq.ft. would mostly escalates up to RM300K. With the new MYY mall estimated to complete this year, and future large developments in Senadin by Miri Housing Estate, Lutong and Pujut will eventually shift to be a new strategic central location to most commercial areas.

It's a 5-FOOH! rating. Not up to excellent, but having good potential.


PropertyFella's Verdict: 
House overall seems well maintained. Length of tenure left have to be double checked, stated 60 years would be the original tenure length when the house is newly built. If it's less than 20 years, the price will steepen at least half of its offered price. Would at least need another RM100K for proper renovation, get rid of the curves, some new roof tilings and windows, and probably a nicer automatic gate. Expansion is highly encouraged, utilizing the wide compound, but of course, the cost would be another different story then.

Same fella offering both the "Bungalow"s in Lutong as the top SPOTTED!, and now Tudan. Nothing much differs, and it's just seems that it's a bit ill-maintained, making it looks dirtier and messier than the previous one. With both designs compared, probably this is a lot more later-built as well. 

Most likely that leads to the reason why the price is almost RM100K in difference. Eventually you'll need to dump it back in as maintenance expenses as well. No inner views are available, thus furnishings are unknown.

PropertyFella's Verdict: 
Again, it lies upon tenure and renovation issues as well. Less bedrooms, probably larger room perhaps. Tudan's traffic, hmm, unless the roads are widened, I am not impressed. Zinc roof, if I am not mistaken, and it's going to be stuffy within the house during hot hours. It's a bit of a mixture area in Tudan, school, garages, church, clinic, residential area, vacant lands, not much planned developments.  However, advantage lies in that it is not a packed area. And spacious surroundings prove to be less spiritually tensioned for residents. Preferences are still on you.

"Naim" Mahmud






"Homegrown property development and construction group Naim Holdings Bhd aims to be a RM5 billion company by 2020." Quoted from Borneo Post Online, dated 6th Feb 2010.

Well, with Sarawak Chief Minister Taib Mahmud behind your backs, it might probably come earlier than 2020, unless we will be seeing some quakes in this coming election, where we are now sensing some feathers ruffling.

We have been seeing Naim acquisitions of several big parcels of land, announcing new developments in Batu Lintang, Kuching and further charity funds, etc this recently, well, as in Miri, the houses readily built in Permyjaya have been over-supplied.

Desa Pujut 2's property offers have been on-going for the past 6 months, throwing every tricks up it's sleeve, and it's still blinking "Available" in Naim's official website.



And now, they have even come up with Ang Pow Celebration due to 2011's Chinese New Year festive season, and again as always, come with free Sales & Purchase Agreements. Situation might slightly change once the Permymall is in place, but at now, the traffic woes linger from bad to worse still. 

Good Luck Naim! 

Nah, they don't need the luck. Some unsold houses in a small piece of land are just a mosquito bite on their knees.
