So here you go. An increase of price around RM50K after some good sales on the previous block. Pricey as hell. Bukit Jalil's growing slowly, but at least, it's growing.

Wonder what could be the price if there's a 3rd block.

E Suites


Emerald Avenue, ring any bells?

Well, the 24-storey E Suite Tower is lying directly upon the Emerald Avenue Shopping Mall, comprising of only 188 units. Freehold, the suites are of 612 to 1190 sq.ft., priced from RM238,900 upwards. Estimated around to be RM388 per sq.ft., well, it's good if you're staying in it, if not, you better be renting it to executives, or not you'll be strangling yourself for what you're paying for.

Location wise, Selayang Hospital is situated right around the corner while UiTM’s Medical campus is just behind the Emerald Avenue Shopping Mall. Doesn't affects much though, as I picture the suites not to be serving as rental rooms.

I know I know. I've been condemning Penang's condominiums for all these while. And yet now? I'm giving an exact preview post of it. It's like using my left hand to raise my right hand and slap right into my own face. 

Hey, but there's always a exception for everything in this world, right?

In fact, this is for big property players. But there's no harm to take a look at it, correct?

See? I always have an excuse of making everything seems logic. 

Let's take a look at how the developer describes it:

"Moonlight Bay is a gated residential development that has been recently completed with its OC obtained. Built to an architectural design inspired by the charm of southern European towns, houses are located on several terrace levels to allow each and every resident breathtaking views of the sea."

And you get a rooftop Sky Gym and Sky Gardens with BBQ and private function facilities as well as many other amenities at the Residents Clubhouse such as swimming pools, badminton court, tennis court, sauna and steam room, yoga room, library and a multi-purpose hall. Fully guarded and patrolled.

Worth a buy?

Casa Tropika


Casa Tropika,  3 blocks, consisting of 520 units condominium, with a 4-tier security system (which I wonder would Mr. Mosquito even be able to sneak in undiscovered), is scheduled to be completed in 1st Quarter 2011. With a leasehold of 99 years, Casa Tropika offered 3-bedrooms and 2-bathrooms condominiums with built-up area 1006 - 1260 sq.ft. by the price ranging from RM270K to RM370K.

For a place as in Puchong, worthy isn't it?

Now here's the reason which it was offered at such pricing.

Location wise, it still is strategic. But it was built where more towards a not-that-fully-developed area, or what we called non-prime area. However, with close proximity to 8 schools, Giant, IOI Mall, and Tesco within its vicinity, it still remains a good choice of living.

Furthermore, adjacent to Casa Tropika is 12 units of three-storey shop offices, by the same developer, TSI Property Development Sdn Bhd. It has been earmarked for a One-stop Academic City, where young children can learn, play and grow. The planned hub is expected to house child care, kindergarten and tuition centres as well as offer classes such as music, dance, languages, art and crafts, speech and drama, and mental arithmetic, among others. Good for those with children! It's a conducive study environment.


And... the design! It's breathtaking, indeed.







All of these match PropertyFella's appetite. What is more to criticize about upon this? Good price, good location, nice amenities, that's more than enough for everyone, right?

Alright, guessed you heard that. From the pictures of the kitchen and bedroom, it isn't exactly that bad. No matter what, it is not a bad investment to purchase a partially furnished property with all basic banking, shopping and LRT station nearby. Currently tenanted to working females and students, owner claimed that a RM260K loan can be obtained from the bank. Believe it or not! That's the property market nowadays for an apartment. 

And probably you'll met the companion of your life when the contract to the female tenants is extended.

PropertyFella's Verdict:
2 bedrooms tend to be a bit troublesome, as with that property size, 3 bedrooms would be nice, potential to collect a higher overall rent as well. Probably there might be rooms shared between the tenants, a base rental not less than RM800 would be adequate for the location. But anyway, this confirms a larger kitchen and living room as well, not exactly that LARGE compared to other properties, but it's considered good for an apartment of that size. Try getting the price reduced to RM245K, we'll have a better annual return. Well, not a bad property investment huh?

Honestly, nothing much revealed in details. It was stated "fully-furnished", thus, I guess we ought to believe it from the picture. And... it's put up for sale in urgency because the owner is migrating overseas. RM230K for a condominium in Old Klang Road, what are you waiting for?

Anyway, hold your horses. Either it's a scam, or it is situated in a very isolated old block in Old Klang Road, or it is a really good deal. As I said again, do your homework before the decision. My assessments are just purely based on the pictures and statements posted by the advertiser, unless, they invited me over, and again which, is not happening. I'm a cruel property valuer.

PropertyFella's Verdict:
Every idiot can see it as a good bargain. But every idiot might not be able to see the catch behind. There's a catch for every bargain, unless you are that lucky to spot on one without. There's a reason why no picture of the overall condominium block is portrayed and there's a reason why no exact location is specified. Design's a bit old, you can see that from the furniture and the door plate, apart from the bathroom, which at some point, I thought it was extracted from some other houses. Anyway, if you think that it's too good to be true, try out the phone, and remember the rule of thumb to avoid scams, never pay before you see the stuff! Enjoy your hunt!

The Sandersons


The Sandersons. The name just puts a very "western" touch to the property. It's sort of like you walk out from your cottage, and there stands a couple with a sweet smile and baked pie in their hands, following with some hugs and kisses on the cheeks. They're the Sandersons!

Alright, enough with all that crap. 

Anyway, the low density condominiums consist of 3 blocks, Sanderson Homes (Block A), Sanderson Suites (Block B), and Sanderson Villas (Block C). Block A, comprising of 134 units come with spacious built up from 1,480sq ft to 1,550sq ft. It comes with 3+1 bedrooms and three bathrooms while Block B has smaller units of about 900sq ft that comprises of 3 rooms and 2 bathrooms. Each floor in Block A and Block B has eight units with three lifts.

Sanderson Villas boasts only 10 exclusive units per block. The 3 +1 bedrooms and 3 bathrooms villas offer built-up areas of between 1,400sq ft and 1,600sq ft. With one lift servicing two units per floor, all units have a garden and swimming pool view. There is also an individual private roof garden at the top floor – perfect for homeowners who love to entertain guests.

Offered at a starting price of RM263K, and there's a moment of pause, then you go... "Why is it so cheap?"

Location-wise. I presumed. It's far inside. And traffic's awful in peak hours.


But anyway, it comes with every condo facilities that you can think of. A fully equipped gymnasium, swimming pool, wading pool, games room, a children’s play area, surau, reflexology path, and a 2-acre landscaped linear park complete with modern art sculptures created from recycled materials and landscape furniture. And a penny for the thought, high security system featuring 24-hour CCTV surveillance, smart access card system and secured lift lobby at every car park.

 


So, worth it?

Again, it's a balance between the lifestyle you like, the traffic you can endure, the distance from where you work, blah blah blah. To me? It's a nice property. A bit of isolated though. Launched since September 2010, and if it is still put up for sales up to now, it indicates that the reaction is yet to be that good. But who knows, it could be a lack of promotion.

Whatever it is, a piece of cow dung in your eyes could still be gold in the eyes of another's.

Considered it's furnished status and future potential, with an estimated RM340 per sq.ft., it is a considered a good deal, where it was still changing hands with RM300 per sq. ft for an empty lot in year 2010. Not a hell of a GREAT deal, but it's at least a GOOD deal.

Coming with air-conditioners, water heaters, sofa, dining table, kitchen cabinets and fittings, refrigerator, washing machine, TV, bedroom sets, wardrobe, etc, it's a big giveaway. With just Mines Shopping Complex a 5 minutes drive away, and the dying South City Plaza but booming Commercial Center just around the corner, that's almost everything you need.

PropertyFella's Verdict:
Traffic's still a bitch. With One-South coming up by either the late 2011 or early 2012, every automobile is going to be static during peak hours. You can be just 500 meters away from you condo entrance, and it will burn down your patient nerves when it takes 15 minutes to complete the journey. Tenancy will hardly be a problem. With Seri Kembangan being a hotspot of Work, Play and Fun, along with future nearby developments coming up shortly within these few years, it was definitely worth the price, provided that the traffic woes are solved.
