Honestly, nothing much revealed in details. It was stated "fully-furnished", thus, I guess we ought to believe it from the picture. And... it's put up for sale in urgency because the owner is migrating overseas. RM230K for a condominium in Old Klang Road, what are you waiting for?

Anyway, hold your horses. Either it's a scam, or it is situated in a very isolated old block in Old Klang Road, or it is a really good deal. As I said again, do your homework before the decision. My assessments are just purely based on the pictures and statements posted by the advertiser, unless, they invited me over, and again which, is not happening. I'm a cruel property valuer.

PropertyFella's Verdict:
Every idiot can see it as a good bargain. But every idiot might not be able to see the catch behind. There's a catch for every bargain, unless you are that lucky to spot on one without. There's a reason why no picture of the overall condominium block is portrayed and there's a reason why no exact location is specified. Design's a bit old, you can see that from the furniture and the door plate, apart from the bathroom, which at some point, I thought it was extracted from some other houses. Anyway, if you think that it's too good to be true, try out the phone, and remember the rule of thumb to avoid scams, never pay before you see the stuff! Enjoy your hunt!

Commerce One


Not exactly an exclusive design.

Main attraction? Developer - Guocoland and location - Old Klang Road..

Guocoland Malaysia, developed prime projects including Damansara City in Damansara Heights, Emerald Rawang, as well as The Cirrus in Cheras. Quality and delivery have been excellent. 

And the location... Basically in the middle of all hustling and bustling. I'll give a big fat FOOH! for this.


Commerce One boasts 15 different types of  layout designs and sets prices ranging from RM220,000 – RM750,000 for built-ups of 483 sq.ft. up to 1676 sq.ft. With almost RM450 per sq.ft., considering both location and developer's quality, the price is eventually somewhere there.

New dogs with old tricks, which again:
  • Legal fees for Sale & Purchase as well as loan documents absorbed by developer;
  • Interest on loan during construction absorbed by developer;
  • Low down payment with 5% rebate. 


PropertyFella's Verdict:
If the current construction trend continues, Malaysia's office properties demand is going to be oversupplied in an estimated 3 more years. Unless if you are obtaining the lot for your own usage, I don't really encourage to invest in office properties at the moment. No place is forever strategic. I sense potential high risks.
