Elements Mall (Hatten City)

Something BIG in Melaka.

Something that contradicts with all the forts and red buildings.

And I believed that most of you have heard of it - Hatten City. See how they boast upon it:

The main commercial centre of Melaka Raya is sited about 1 km to the north-west, comprising of Dataran Pahlawan Melaka Megamall, Hatten Square, Mahkota Medical Centre, banks, hotels, offices  and shops offering various products and services.

Hatten City is a mixed development comprising of retail lots, residential towers, international hotels, office towers, resort and shoplex on 20 acres of land. The leasehold development has a Gross Development Value of RM2 billion.

Well, I think it's better if we start small. And when I mean small, I mean Elements Mall.

Each floor of the 5-retail floors development is dedicated to a particular segment of fashion or arts and crafts. Inspired by the Korean mall concept of Dong Dae Mun and Nan Dae Mun, the fashion floors offer high fashion concepts, housing local and international brands. 

There are altogether 830 units with sizes ranging between 120 sq ft to 11,000 sq ft. Prices are tagged from RM1,000 to RM2,000 per sq ft.  

Not cheap huh, with a starting price of RM180,000. And according to the agent whom I have previously contacted, RM1,000 per sq ft. can only be found 3rd floor and above. Frustrated.

Location-wise, honestly? GOOD.



Well, it's officially launched, with early birds able to get RM50,000 worth of exclusive discounts, and of course, terms and conditions apply.

So, needless for me to say. Those interested to buy, I have no objections on it, 'coz seriously, it looks good.

Millennia City


It's just so exciting.

Millennia City (Had some issues spelling "Millennia" correctly), is tipped to be the future core attraction of Puchong. Cornerstone of the Millennia is the M Square Shopping Centre, which is currently the only waterfront commercial development in Klang Valley.


Let's hear it from the developer on the location:

Strategically located next to Puchong Perdana, Millennia City would be accessible via the Damansara Puchong Expressway (LDP), Puchong-Sungei Besi Expressway, the Federal Highway, Shah Alam Expressway, and the New Pantai Expressway (NPE). There will also be a new interchange that leads directly to M Square.

In addition, the soon to be built LRT line in Puchong will make commuting to M Square even more of a breeze with the LRT station located just 500 meters away. There are a few shopping centers and hypermarkets located approximately 15 minutes away. These include IOI Mall, Giant, Tesco and Carrefour.

Education institutions, namely Sunway University College, Monash University, Lim Kok Wing University and the Taylor’s Lakeside Campus are within close proximity.

Well, to them, if it is not over 50 kilometres, it's "close proximity". Nevertheless, as I said, and as many property developer's CEO predicted, it's going to be a busy busy busy area in this coming future.

With a built up area of 2.456 million square feet, Millennia City comprises of a total of 282 units of retails lots and 200 units of retail offices and priced from RM300K onwards. Sounds good, right? At least it's not starting with half a million.

Garden Plaza


Well, Cyberjaya is sure growing rapidly.

Developed by Myvilla Development Sdn Bhd, a subsidiary company of Mah Sing Group Berhad, and therefore, you can get to guess around how much the pricing would be. Needless to describe how great Cyberjaya is, how good the development there is, how exciting the future would be, as I am no salesperson. And I believe I've given my personal remarks and views on Cyberjaya before.

I said I liked the place. Not the property prices, only the place.

It is not exactly in the core of Cyberjaya, but more towards Lim Kok Wing's University site, within walking distance. Retail outlets are just right below the serviced apartments. With universities lying around, it means more students, when it means more students, it means a more vibrant lifestyle, when it means a more vibrant lifestyle, it means a better commercial value for retail stores.

See the connection there?

Guess a lot of you have been having this frustration not having the details after such length reading by now.

It's priced at RM272K to RM533K for the minimum apartment lot of 500sq.ft. to 1000sq.ft.

Love it? Grab it.

With The Capers in Sentul selling off with RM600 per sq.ft. in 2 days, well, I have utterly no opinions on this.

And would the developer just spend some time fixing up this? The official site is soooooo hangy (PropertyFella's Dictionary: Hangy - Something that often makes your computer hang).

Unijaya




Not that I disappeared, but it has been a hectic weekend for me.

And hereby, I bring you Unijaya! The new commercial centre to be future established next to Unimas.

Promotional booths have been set throughout Sarawak in most major malls.

Rated it to be of high demand, if only the price could be lower than the minimum of RM880K for intermediate lots. Anyway, with Samarahan's potential, the price could go up anytime.

As there are no price listings available, which is the core driver for my previews, thus, you have to be on your own before there's any disclosure upon the property prices for The Isthmus.


The name has a kick in it. However, some people might have problems pronouncing it.


Ismuf, Ithmes, Ifmus... Whatever, it's a Greek word.


Well, it's something refreshening coming up in Kuching. A well-planned CBD. Honestly? I favours it.

Alright, first filtration, it's more for moderate-high salary earners.

Eve Suites, this RM350 million freehold mixed development spans 5.264 acres and comes in Soho/Studio suites , 2-room suites and 2-storey retail shops, which is an ideal design for executives and small families.

Studio suites are available from RM380,800 for 680 sq.ft., which is an estimate of RM560 per sq.ft. whereas those seeking more space can opt for the 2-room suites, starting at RM565,000 for 1,065sf. Meanwhile, the retail shops are priced from RM2,133,220 onwards and range in size from 4,121 sq.ft. to 6,854 sq.ft. Now open for registration, the project will be launched in the first half of 2011 and is scheduled for completion within three years from the signing of the SPA. And a standard of 7% bumiputera discount.






Each unit comes with at least two free carpark bays (2 bays for studio units and 3 carpark bays for the 2-room suites). Eve Suite also comes equipped with a host of amenities for your comfort, including a submerged sun deck, sunken jacuzzi, aerobic / yoga / dance studio, meditation area, botanical garden, pavilions for dining, tea and barbecues, games room, billiard lounge, AV room, multi-purpose hall, reading room, gym, 50-metre lap pool and water playground/ cascading pool.

Design-wise, it's indeed luxuriously-classy.

Location-wise? Well, it's in the recent new property hotspot - Ara Damansara.


PropertyFella's Verdict:
Commercial properties are never a strong item for Ara Damansara, at least not yet. However, shopping convenience are not quite of a far distance away, include One Utama at Bandar Utama, The Curve, Tesco, Sunway Pyramid Shopping Centre etc. Priced at an estimate RM560 per sq.ft., for a fully-furnished suite, it is definitely a selection only for work-oriented married couples with no birth plannings for the time being, or single business executives. At least 2 parking bays provided is quite of an attraction, small, but at least still considered as one. As portrayed "Upcoming" LRT Station, it's still a long way to go before the route is fully established.
