Millennia City


It's just so exciting.

Millennia City (Had some issues spelling "Millennia" correctly), is tipped to be the future core attraction of Puchong. Cornerstone of the Millennia is the M Square Shopping Centre, which is currently the only waterfront commercial development in Klang Valley.


Let's hear it from the developer on the location:

Strategically located next to Puchong Perdana, Millennia City would be accessible via the Damansara Puchong Expressway (LDP), Puchong-Sungei Besi Expressway, the Federal Highway, Shah Alam Expressway, and the New Pantai Expressway (NPE). There will also be a new interchange that leads directly to M Square.

In addition, the soon to be built LRT line in Puchong will make commuting to M Square even more of a breeze with the LRT station located just 500 meters away. There are a few shopping centers and hypermarkets located approximately 15 minutes away. These include IOI Mall, Giant, Tesco and Carrefour.

Education institutions, namely Sunway University College, Monash University, Lim Kok Wing University and the Taylor’s Lakeside Campus are within close proximity.

Well, to them, if it is not over 50 kilometres, it's "close proximity". Nevertheless, as I said, and as many property developer's CEO predicted, it's going to be a busy busy busy area in this coming future.

With a built up area of 2.456 million square feet, Millennia City comprises of a total of 282 units of retails lots and 200 units of retail offices and priced from RM300K onwards. Sounds good, right? At least it's not starting with half a million.

Well, Millennia City is going to have a soft launch this coming April.

Alright, everything looks good right? Kinrara area, everywhere's near; Fully furnished, nothing left to buy; 4 bedrooms and 2 bathrooms, adequate for a whole family with everyone's privacy kept; Gated and guarded, with low density residence. Well, wonderful isn't it.
 
But... There's always a BUT for wonderful stuff. Wait for the verdict.

Furnishings: Double FOOH!
Location: Double FOOH! 

It's a 5 FOOH! But I'll leave one of the FOOH! for reduction.

PropertyFella's Verdict:
Okay. It's unfair, I know. Original offered for sale price... RM190K! Argh, how heart-stabbing is that? There goes one of the FOOH!s. Anyway, that's the market price at 2005, and Kinrara have been moving on swift since. So, I leave it for you to weigh it, it's not good to dwell on the past, with the inflation rate nowadays, our RM300K is probably worth RM200K 6 years before. Alright, I admit I'm bad in economics. It's just to sooth you down. Everyone's experienced that. Property's the only thing appreciating for all these years. So, to me, it's still a worthy purchase, if you can compress the price up to RM300K, then, why not?

Casa Tropika


Casa Tropika,  3 blocks, consisting of 520 units condominium, with a 4-tier security system (which I wonder would Mr. Mosquito even be able to sneak in undiscovered), is scheduled to be completed in 1st Quarter 2011. With a leasehold of 99 years, Casa Tropika offered 3-bedrooms and 2-bathrooms condominiums with built-up area 1006 - 1260 sq.ft. by the price ranging from RM270K to RM370K.

For a place as in Puchong, worthy isn't it?

Now here's the reason which it was offered at such pricing.

Location wise, it still is strategic. But it was built where more towards a not-that-fully-developed area, or what we called non-prime area. However, with close proximity to 8 schools, Giant, IOI Mall, and Tesco within its vicinity, it still remains a good choice of living.

Furthermore, adjacent to Casa Tropika is 12 units of three-storey shop offices, by the same developer, TSI Property Development Sdn Bhd. It has been earmarked for a One-stop Academic City, where young children can learn, play and grow. The planned hub is expected to house child care, kindergarten and tuition centres as well as offer classes such as music, dance, languages, art and crafts, speech and drama, and mental arithmetic, among others. Good for those with children! It's a conducive study environment.


And... the design! It's breathtaking, indeed.







All of these match PropertyFella's appetite. What is more to criticize about upon this? Good price, good location, nice amenities, that's more than enough for everyone, right?

Bad choice of floor tiles. But new. With 4 rooms and 3 bathrooms within 1400 sq.ft., you can imagine how big each "cell" is. Anyway, at least you have 4 rooms. Basically you are in the grasp of everything within 15 minutes, Seri Kembangan, Bandar Puteri, IOI Mall, Jusco Equine Park, etc. That's the fun being in Puchong.

Potential: FOOH! 
Location: Double FOOH!  

4 FOOH!. Not bad uh. It's somehow even new.

PropertyFella's Verdict:
Well, Saujana Puchong is a bit of isolated, I admit. But, lying in within everything in short driving distance, the best selling strength is the location. I mean, potential-wise, there are still space for the price to hike. The house is new, not actually that big, but with 4 rooms, even if you rent it out, you get some optimistic annual returns. Well, an encourage from me for middle-income dudes to get this property, provided that you can stand the floor tiles which... isn't that bad actually.
