The Seed


Look majestic, isn't it?

Have a read on it's summed up description:
"The Seed is an exclusive secured development that comes complete with resort facilities offering a vibrant lifestyle living in a tropical setting. Developed on 47 acres of prime freehold land, The Seed is a stratified development featuring individual strata titled Garden Suites."

Now let's take a read on it's location:
"A bustling new commercial district in the heart of Iskandar Malaysia, the southern development corridor in Johor. Strategically located at the western corridor of Johor Bahru, Taman Sutera Utama is easily accessible from the North-South Highway. It is a mere 18km from the Johor Bahru city centre, a 15-minute drive to Senai Airport and a 15-minute drive to Nusajaya, where the state’s new administrative centre is located."

Not very comprehensive though, for non-Johor property investors. A map would do good. A map like this...


With the new Sutera Mall, an eco-friendly and family oriental retail store in the middle of the township, boasting two main anchor tenants consisting of Carrefour and Chinese restaurant, Pekin, as well as a wide range of shop offices housing a wide range of eateries and facilities, well, it's some big money splashing.

Launched in late January 2011, The Seed offers residential lots including 3-storey residential apartments, in the form of link housing, and also 5-storey as well as 8-storey apartments with rooftop gardens, and whatever condominium facilities you could think of.

You have to admit that it's refreshing and tempting.





Living up to it's name, it's a good green eco-concept. And I like the overview indeed. In fact, if the completion in 2015 is exactly as portrayed, I'll give it a big FOOH.

A starting price of RM390K deemed a bit high for a so-called "Apartment" in a newly-developed township, even though with a freehold tenure. However, it was not disclosed elsewhere online upon the size, the furnishings and offers given.

PropertyFella's Verdict:
Worth considering for a new empty apartment with a walled-in area of at least 1500 sq.ft. Well, it's still early, and I believe with a total 1230 units put up for sale, there's a lot of special offers and room for bargaining to a satisfying price. For 1st time home buyers with limited budget, not advisable, go below RM350K to get your 50% rebate from stamp duties. There's a lot more hidden costs to be covered.
